Tuesday 24th May

Today I was up early and out the door at 6.45am to Nottingham as I met my most prolific investor from Surrey to have a review of 3 houses he is currently purchasing through Alton Property Partners (APP). He is in the process of purchasing his 8th house through APP, and visits about every 3rd house. We managed to rendezvous as planned and after a quick cup of coffee we headed off to house No 1 with my clipboard, refurbishment list and pen at the ready, we (Paul my Refurbishment Manager and I) take the client through the refurbishment plans we have already discussed with him.

After a few very minor tweaks, the client was happy. Then back in the car and off to house No 2 Repossession) we went. Here we found rubbish all over the back –garden, a half finished kitchen, holes in the walls and decoration requirements, a bit of a state in other words, naturally I’ve already shared the photos with the client so his expectations were set, and there were no great surprises. All the work has already been taken into account in the financial review, and based on the sale price it still stacks up beautifully.

Finally, No 3 a Probate property – what a delight it was. It was absolutely immaculate, so a very pleasant contrast to the previous property’s state.

The kitchen at house No 3 formed an ideal location, (out of the Nottingham wind) for me to try out my new handheld video camera. The client kindly agreed to give me a video testimonial and on Take 2, it was a wrap!

The plans were for the client to spend just the morning with us, but good news came through as he rescheduled his diary allowing us to visit 3 further investment properties over the course of the afternoon, I had already reviewed them with Paul the previous week and completed the financial analysis, all 3 offer different potential. So tonight the client and I are discussing potentially deal No 9!

Today was a long day but extremely worthwhile….and as I write this an email has just arrived from the client saying…’Hi Gill got back around 7.30pm…..Had a great time today. Talk tomorrow’.
