Property Portfolio Building with Alton Property Partners

Property portfolio building

A recent survey conducted by Scottish Widows May 2012, identified that UK Pension savings had hit their lowest level in at least eight years, with only 46% of people saving enough for retirement, and of the 5,200 surveyed 22% of those aged between 30yrs and State Pension Age (who earned more that £10,000 per year) said they were saving ‘nothing’ for retirement. That is simply alarming!

There is no doubting these are difficult times and our economy is in a mess, the Governor of the Bank of England was even quoted recently as warning that Britain is not even half way through the economic crisis.  So from a pensions viewpoint the situation is unlikely to get better in the short term – and can you afford to wait for the medium or long term?     Even the Quantitative Easing programme we are currently implementing gives with one hand, while taking with the other, as it negatively impacts the Annuity Rates.

You only need to meet a person in their late fifties / early sixties for whom work is drying up (through no fault of their own) and see the fear in their eyes at the realisation of 25yr – 30yrs of hardship and money worries and you will know what it is like for the golden retirement they dreamed of to simply become a ‘pipe dream’.

The massive gap between what people hope to live on in retirement and what their savings might achieve is illustrated in the same Scottish Widows survey, with the average retirement income aspired to being £24,300.  However, with an average total savings pot of only £150,000 the reality is this would be able to buy a retirement income of only £5,700 a year. Filling the gap with increased pension contributions would mean you having to save an astronomic amount each month.  An amount which would be untenable.

Thankfully however, property investment offers a pension rescue plan that will allow you to bridge that gap between the retirement you are heading for and dreams and goals you have.

But even if you recognise the value of investing in property as a pension rescue plan you probably lack the time, or knowledge. I have been involved in property for 16 years and have built a successful personal portfolio for my family. Through Alton Property Partners, my aim is to help you achieve financial security by doing all the hard work for you. We source property at a discounted value, co-ordinating the Mortgage, arranging the refurbishment, right through to ensuring it is ready for the rental market.

I support new investors onto the investing ladder and offer a Property Investment and Property Portfolio Building service based specifically on utilising the knowledge, skills and connections of a powerful team of professionals. This means that you can enjoy the benefits of property investment without the additional workload.

So if you want the power of property and advice on property portfolio building to boost your pension income and save you from a retirement of misery, then call me for advice and information.

  2. A balanced approach to saving for retirement | Alton Property Partners - October 16, 2012

[...] A balanced approach to saving for retirement This month more than eight million workers will be automatically enrolled in a pension scheme by their employer under new legislation. Once they are signed up, they can op out, however the Government hopes that most will stay signed up to the scheme, helping workers in saving for retirement. There are some good arguments for paying into a pension scheme but they do have their downside. Pension schemes are inflexible with money locked in. I think you need a more balanced approach to retirement than simply joining your company pension scheme. I recommend a mix of pensions and other types of security and flexibility. Other types of investment offer distinct advantages which make them perfect for complimenting a pension. My chosen route for financial peace of mind is through investment in property. Bricks and mortar have long been seen as an attractive alternative investment to a pension. I agree however that simply relying on the option of downsizing can leave yourself exposed, as often you are not able to release the amount of capital you require to live off indefinitely and leaving the home you raised a family in can be emotionally wrenching. The strongest form of property investment I believe is buy-to-Let, where you buy not purely for capital growth, but for a steady monthly cash-flow. This allows you to utilise the tenant to pay down your mortgage for you, so you can end up with an unencumbered property in the future which brings a real retirement income into your household. Unlike a Cash Isa investing in property allows you to take a monthly income without simply depleting the sum of money saved. Property represents a real asset, which can pump money into your pocket and does not cease it existence on your death, as you can pass the benefit it brings to your next generation.
