Property Investments – A Great Alternative To A Pension Scheme

Gill Alton Property ExpertSince the beginning of the global financial crisis in 2008, people have been looking for alternative incomes, both for their day to day requirements to supplement their income, but also as decreased pension rates lead to worries about having enough money in retirement.

If you’re on this site then you’ll already have thought of property as an investment in some form or another, but you might not have thought of it as a way of boosting your pension, driving extra income to allow you and your family to live comfortably in retirement.

Diminishing returns from pensions have been a cause for concern for a great number of people. Traditionally, property has been thought of as a a place to live, and not something to make money out of, and it’s true that using your own home – that you live in – as part of an investment strategy can be a bit risky. But it doesn’t have to be.

Buy to let
Buy to let investments suffered suffered at the beginning of the financial crisis but now they are once again being seriously considered as strong investment schemes, which isn’t surprising when pension annuities continue to disappoint and interest rates remain very flat.

If you consider buy to let, you need to remain emotionally detached from the property and think of it as very separate from simply renting out a property. You need to consider the property (or a potential property) for its business value – its rental value, its condition and, as popular TV shows continue to tell us, its location are all key to investing in buy to let property.

The government continues to try to get more people to own their home, but the fact is that rental levels are rising. Legal & General research tells us that 31% more households are in private rented accommodation than they were in 2007 – so it’s clear the demand is there.

Property as a pension can be a great earner for people with the right focus and the right frame of mind. But it doesn’t have to be done alone – at Alton Property Partners we can assist in everything from sourcing the property, to dealing with paperwork and to helping you understand the best way to drive income from the property.

Brits have been turning their backs on traditional pension schemes and it’s easy to see why. And, with home ownership expected to fall from the 68% level of 2007 to 57% in 2020 (Legal & General) that means there is even more opportunity for ordinary people to invest in property and increase their pension pot through private lettings.

There are pros and there are of course cons – but Alton Property Partners can help you every step of the way.

The phrase ‘my property is my pension’ is often overused, but with the right strategy, and the correct advice, it can be the truth – and you’ll no longer need to worry about flat interest rates and poor pension returns.
