There are a great many variables which have an influence on the prices of houses in the UK, not just on the national average but also locally.

Certainly it is predicted the Government Lending Schemes are likely to drive the house prices up in the short term.  However, I have a genuine concern they haven’t thought the whole process through, as it is likely to cause another issue at the end of the 3 year period, for those who have taken up the scheme.

Putting that aside, if however you are looking at the housing market for investment purposes then having property investment strategies geared for the long term will ensure you are able to ride out any house price waves.

You should also be focussed completely on investing for cash flow, with capital growth simply being an added bonus. This way you are taking all the gambling out of your investment.  After all, if you know you are going to receive a rental income from your property that exceeds the mortgage and associated property costs, then the underlying value of the property become irrelevant.

It only becomes an issue at such time as you which to raise capital or you need to sell the property to repay the debt.  However you don’t even have to let this impact you, as you can make investment decisions along the way, which can significantly reduce your exposure to house price fluctuation and therefore allow you to be in a financially strong position.
