As an active property investor myself, besides helping people build a property portfolio with Alton Property Partners I am always looking for any news concerning property investment areas.  

So I was really interested to see a recent article reporting that over 130,000 homes have been sold at a loss since 2007 when prices peaked. with the North being hit the hardest. The research tracked house prices in England and Wales through data from the Land Registry.

As we know 2007 was the peak of the market and following a drop in prices at that time the market has remained fairly static.  It is therefore hardly surprising to know  that some houses have been sold at a loss recently.

However this report fails to identify is of those who have made a loss what was the average tenure of the owner.   When you look at the reasons for selling it would suggest that most have sold earlier than they planned too, due to changes in life circumstances, only 13% moved because they ‘Needed more Space’.

Just 18% realised that although they were going to lose on their current house they were also going to be able to secure the new property of their desires at a lower price, so it is in fact all relative.

Take the same data and compare the sale prices to the original purchase price in 1995 and suddenly it’s a very different story with 91.5% of homeowners suddenly making a profit.

The housing market is cyclical and therefore will experience ups and downs.

However if you look at historical data provided by Nationwide Building Society  House Prices Index (ie adjusted for inflation) have risen by approximately 2.9%pa since Q1 1975.

So purchasing a property, and in particular an investment property, and holding for the long term can be an extremely wise investment.

In fact even given this current market scenario where it has been less favourable for sellers, a massive 55.6% were still able to sell for a profit!

I consider which property investment areas you choose to invest in can considerably affect any profit.
