Gill Alton | Will Rental Growth Slow Down This Year?

It has been predicted that the pace of the increase in UK rents is set to slow down in 2013.

Property website Rightmove has found that nearly 75% of professional landlords are intending to purchase more buy-to-let properties this year, giving the housing market a bigger boost to the available rental properties on the market.

Property Investor Gill AltonIt is believed that this increase in supply will lessen the pace of rental growth, given that a lack of choice for tenants looking for a good property to rent has been the main driving force behind strong rent increases in the last few months.

It’s encouraging to learn that those thrown into becoming a landlord due to circumstances have benefitted from the experience and now wish to further expand their rental portfolio. It is quite different having your hand forced as to making a proactive decision.

However, perhaps the very fact that their choice as removed from them has been a blessing in disguise as it forced them to follow a journey that many never have the courage to embark on, and yet the rewards can be significant.

Now on the pathway of a landlord, 12% appreciate the advantages of investing in property and the additional income stream it can generate, so much so that they plan to step out and actively take part in the world of investing.

It’s all good as the pressure is likely to remain on the rental market for good housing stock, as our population continues to expand, we fall further and further behind on our new home building quotas and even with low interest rates it remains very difficult to gain entry to the ‘Homeowners Club’ for first time buyers.
