The focus of my book is supplementing your pension by property investment. I go into a lot of detail into investing in property and the differences between property and the stock market and annuities. It’s for people who feel that property might not be for them, but I believe that everyone should look at the alternatives as a pension simply won’t be enough.

Property can be used as a serious platform to create the income you want in your retirement. It’s about normal people looking at property as a vehicle for a comfortable retirement.

Gill Alton Property ExpertResearch has shown that the average family needs £24,000 to live off in retirement. This is the real world situation and I’ve worked out how you can use property to achieve that and fill the gap between where your pension is likely to be and what you need. I’ve worked my findings and strategy on someone aged 50 as this is when people suddenly realise that they won’t have enough – so it’s not too late if you reach this age and still don’t have a serious plan in place.

Peoples pension statements showed that they were going to get a certain amount and this will fall drastically this year – so even though you are paying the same amount into your pension the world has changed around you and what you think you will get you most likely won’t. We are talking about filling the gap with a few properties, you don’t need to be a wise investor with 20 or so properties. It’s about budgeting your money, not overspending and taking steps to de-risk your retirement using property. In my book I even account for the fees you might need if you want to pay someone to do the investing for you if you don’t have the confidence – it’s better to pay for the service rather than do nothing!

I personally help my clients invest in property, and if people are wary about investing then I can help. If they think they need to do something now, they can talk to me and I can help them to achieve what they need to do to fill this pension gap.

Mentally, the step they need to take is to realise that it’s more risky to do nothing. I’m not a risk taker even though I invest in property, and this is why I think the book is great for those who aren’t natural property investors or entrepreneurs, but simply see that they need to take action to plug their shortfall. Once they have the knowledge and insight, they can make informed decisions about using equity and property to retire.
