Alton Property Partners – Due Diligence and Offers!

As I look back across this week I think ‘Yes’ this has been a very constructive week for my investors.

A visit to Nottingham meant that I had the chance to meet up with the extended Alton Property Partners team and view several investment properties with Andy (our investing Chartered Surveyor on the team) and Paul (our Refurbishment Manager).

After several viewings, I still got excited when we identify a Repossession which matched one of our investor’s criteria. Having completed the due diligence on behalf of our investor we identified not only did it produce a healthy positive cash-flow, but also delivered Instant Equity today, and had room for significant further equity growth longer term. So a cracking deal.

Their offer was in less than 12 hours later and the full Alton Property Partners team has swung into action, including working with Alton Mortgages Ltd ( to make this investment a reality. My investor understands that with a Repossession there is a process to follow and you always run the risk of being gazumped, but there are ways to minimise the impact – and if you have done your due diligence properly the risks are worth the rewards.

Successful property investing involves doing your ‘due diligence’ and knowing your walk away point. I have heard of several property investing error where corners have been cut, and decisions have been made with little or no facts. (We were guilty of this ourselves 8 years ago!)

So on the same day we made the offer above, we guided another investor to ‘walk away’ from a deal as they had found themselves in a ‘pitching battle’. We had calculated the ‘tipping point’ where the investment didn’t stack for them. Am I disappointed for them? Of course, but let the other investor who has not done their due diligence take the hit. I need to know if my investors ask me (and they frequently do) ‘would you buy this property?’ I can answer honestly. In my investor’s case they have not incurred any costs, so they were not impacted financially so it is much better that we walk away now, after-all I know we will be able to find them a better investment.

I’m pleased to say we already have several other houses in contention, going through the ‘due diligence pipeline’ So ‘yes’ this has been a very constructive week for my investors!
