Alton Property Partners – Choosing a Hands Free Investment Partner

Investing in Buy-To-Let property can seem a bit daunting or even scary.  Many remember the newspaper reports on Landlords going Bankrupt, houses crashing in value and investors being stung when the bubble burst and properties purchased via ‘off plan schemes’ had to Complete (even though the property was in some cases in Negative Equity).

The worry of making the wrong decision, or finding the time to ‘get things right’ can be overwhelming, so Hands-Free Property Investment services such as Alton Property Partners are designed specifically to take the stress and worry away from the investor. So I have to say I was surprised on two occasions last week when talking to prospective investors who had been approached by other Hands-Free Investment providers. Surprised by the overly keen ‘Sales Style approach’ adopted by one Portfolio Building company, and by the quality of the documentation produced by another.

Perhaps it is my Mother’s cautiousness (she is a retired Accountant) rubbing off on me, but when I work with Alton Property Partner clients my whole aim is to make sure they feel 100% comfortable with the information I share with them.    Taking time to walk them through the comprehensive Financial Analysis Report for each investment property is a key step in the process.   As is making sure they understand what is expected of them, and knowing what to expect from property investment.    After all my style is very much about putting myself in my investor’s shoes – what would I want to know to be able to make an informed decision?

Having presented at PEN Wiltshire on Tuesday night it was therefore, great to receive the feedback that I had been realistic, honest, and easy to follow.  As I explained to the group my role is not to ‘sell’ to my investors, but to aid them in making wise investment choices to meet their own financial requirements, then to hand-hold them through the maze that is investing in property and to make the journey stress-free for them.    To make out that property is a ‘get rich quick scheme’ would be of no benefit to either party, and would certainly not sit comfortably with me.

So ‘yes’ I tell my investors about the mistakes I have made, we talk about the risks and then I  explain how at Alton Property Partners we have set up processes to reduce those risks, and we work proactively to ensure our clients benefit from the ‘upside’ of property investing. Because believe me the upside is massive!!

Not to venture into property investing because you have been ‘stung once’ or you ‘don’t have the time, or know where to start’ are simply excuses. Excuses which you are using to hold yourself back for the benefits which are waiting for you and your family.   So my recommendation would be to do your homework and due diligence, and work with an ethical Hands Free Property Investment company who come back promptly with answers to your questions, and make you feel 100% comfortable in your decision.  You may want to also check out if they are invest in property themselves, as it is difficult to speak from experience and knowledge if you have not ‘been there, done that’.

Remember it is your money you are investing, and their knowledge and skills you are leveraging, so do not part with your money if you don’t feel they meet your expectations of a investment partner.  After all  you want to work with a partner who will deliver the results you desire and deserve.
